This policy explains what Bud Innovative LLC, trading as Bud Holdings, collects when you contact us about a property, and what we do with it.

Text messaging and mobile data

We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes.

No mobile information is shared with third parties or affiliates for marketing or promotional purposes. Text message opt-in data and consent are never shared with any third party.

Bud Holdings collects a mobile phone number from everyone who submits our contact form, and from individuals who text us first. We use the number only to reply about the property enquiry that individual raised. We send text messages to two groups only: individuals who text us first, and individuals who tick the separate consent box on the form. A number entered without that box ticked is never texted.

The consent box on our form is optional and unticked by default. The form submits without it. Consent is for Bud Holdings only and is not transferred to anyone else.

You may opt out at any time by replying STOP to any message. We stop immediately and permanently, and we add the number to a suppression list so no future campaign reaches it. Reply HELP at any time for contact details.

What we collect

What you give us. Your name, email address, property address, phone number if you provide one, and anything you write in the message field.
Property records. Publicly available information about the property, such as county assessor records, recorded deeds and comparable sales. This is public record and we do not obtain it from you.
Basic technical data. Our hosting provider records standard server logs, including IP address and browser type. We do not use advertising trackers or sell analytics data.

Why we use it

To prepare and send you an offer, and to answer your questions.
To contact you by the method you chose.
To meet our own legal and record-keeping obligations, including keeping proof of consent for text messaging.

We do not sell your personal information. We do not share it with third parties for their own marketing.

Who we share it with

Only where it is necessary to do what you asked:

The title company or closing attorney, if you accept an offer and we proceed to contract.
A buyer we assign the contract to, if you have signed a contract and we disclosed our intention to assign before you signed. This is limited to what that party needs to complete the purchase.
Service providers who run our email, messaging and website, acting on our instructions.
Where the law requires it.

How long we keep it

Enquiries that do not lead to a contract are kept for up to two years, then deleted. Records relating to a completed transaction are kept for seven years, because real property and tax records require it. Opt-out records are kept indefinitely, because that is the only way to guarantee we never contact you again.

Your choices

Stop text messages. Reply STOP to any message.
Stop email. Use the unsubscribe link, or reply and ask. We action it within ten business days and usually the same day.
Stop everything. Email or call us and say so. We will remove you from all contact, including direct mail.
See or delete what we hold. Email us and we will tell you what we have and delete what we are not legally required to keep.

Children

This site is not directed at anyone under 18 and we do not knowingly collect information from children.

Changes

If we change this policy we will update the date at the top. Material changes to how we handle text messaging will be posted here before they take effect.
