We buy residential property directly, as a principal, for our own account.
We may assign our purchase contract to another buyer before closing. Where we intend to do that, we disclose it in writing before you sign anything.
Nothing on this site is a solicitation to list a property for sale, and nothing here is legal, tax or financial advice. If you want advice on whether selling is right for you, speak to an attorney or an accountant.

You opt in one of two ways, and both start with you. You text us first, usually after receiving a letter or an email from us, and that message is your consent. Or you tick the separate consent box on our contact form. That box is unticked by default and the form submits without it. A phone number entered without that box ticked is never texted. We do not add numbers from purchased lists, public records, or any third party.
We send messages only about the property enquiry you raised. Message frequency varies and depends entirely on the conversation you are having with us. We do not charge you anything. Message and data rates may apply, and whatever your mobile carrier charges under your plan is between you and them.
Reply STOP to any message and we stop immediately and permanently, across every number we use now or in future. STOP, STOPALL, UNSUBSCRIBE, CANCEL, END and QUIT all work. Reply HELP to any message for our contact details, or reach us at budholdings@budinnovative.com or (227) 218-7991.
Mobile carriers are not liable for delayed or undelivered messages, and delivery is not guaranteed. We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes. Full detail is in our Privacy Policy.
Where you accept an offer, the transaction is handled by a licensed title company or closing attorney. They hold the deposit in escrow, carry out the title search, and handle settlement. We do not hold your funds.
We will never send you wire instructions by email alone. Confirm any wire instructions by calling the title company on a number you looked up yourself. Wire fraud in real estate closings is common and this step protects you.
We try to keep this site accurate, but we make no warranty that it is complete or current. Property information from public records may contain errors, and we verify everything before making an offer rather than relying on what is published.
Do not use this site to submit false information, submit a property you have no authority over, attempt to gain unauthorised access, or scrape it automatically.
To the extent the law allows, Bud Innovative LLC is not liable for indirect or consequential losses arising from your use of this site. Nothing here limits liability for fraud or for anything that cannot be limited by law.
These terms are governed by the law of the state where the property is located.
Where no property is involved, these terms are governed by the law of the State of Wyoming, where Bud Innovative LLC is organised, without regard to its conflict of law rules.
Nothing in this section takes away a right you have under the law of the state where you live. Consumer protection statutes, home solicitation rules, notice and cancellation periods, and any other protection your state gives you that cannot be waived by agreement continue to apply. This clause does not change them.
